Michael and Allie not only had a deep knowledge of the pertinent market conditions but also suggested potential alternative sales strategies. It is really amazing how easy and smooth selling your property can be when you are working with the right people. This was my wife’s and my first time selling a property, and we live out of state to boot, so finding someone we could trust was very important to us. We found Michael Collins online and decided to contact him based on the number of positive reviews he had. After speaking to him one time on the phone, it was obvious to us that the reviews were accurate. I have known Michael for over 20 years and we’ve done three real estate transactions together. He sold my house and helped me and my husband buy a new home in 2008 and just recently helped us sell that same home. Each experience was a positive one because of Michael’s exceptional skills as an agent and knowledge of the market.
Our latest experience was a bit of a nail-biter. My husband and I were all set to rent our place because we truly believed that we couldn’t sell the property for what we paid for it in 2008. Michael knew what was happening in the housing market and felt that we should list it for sale first. He suggested a price that we both thought was unrealistic…and more than we originally paid for the condo. Well…full price offer a day before it hit the MLS.
Due to circumstances beyond anyone’s control (we were notified 7 days before closing that a major construction project was in the works next door), the deal fell apart but Michael immediately put it back on the market and, despite the pending project next door, we had another offer within three days which resulted in a sale.

Michael had been a family acquaintance for several years before I chose to hire him to sell my home in the Sunset Strip Hills. It was an especially difficult transaction because I had moved to the East Coast 5 years earlier and had been renting out my home in the meantime. In order to finally sell it when the time came, the house required considerable repairs, above and beyond the normal cleanup and staging for sale. I first contacted Michael when I first wanted to sell my property because I was leaving Los Angeles for another city. When he walked through the door with a portfolio filled with tailored information and disclosed that he had previously sold our very unit, I knew he was the right choice. Even when the economy tanked, he expertly guided us through price reductions and delisting our condo. Last month, he emailed me out of the blue to say I should consider relisting – just after our renters had moved out. The timing couldn’t have been more perfect and he worked the deal with diligence, honesty and speed. Any home sale is emotional but it was especially so during the recent financial crisis. Michael proved to be both realistic and effective while encouraging us to be patient and wait for the perfect buyer. We recently closed escrow on the sale of our 3-bedroom condo off of the Sunset Strip in West Hollywood. We interviewed 3 agents in preparation for putting our condo on the market. We were very impressed by Michael’s honesty, experience and professionalism. Although Michael recommended that we not undertake any major renovations to our condo, through connections we were able to have them done at cost and we felt it would improve the marketability of our condo in this down market.
Michael referred us to a designer who picked out colors and materials that made our condo very fresh and contemporary, rather than the traditional style that suited our family of four, with 2 young children. We had never worked with a designer before because we always assumed it would be too costly. The designer he recommended was extremely affordable and was a key element to selling our condo so quickly.
Michael kept in constant communication with us through the whole process. He was honest about the strengths and weaknesses of our condo and we were prepared that it could take time to find the right buyer. We put the condo on the market and left town for a long weekend. Michael immediately had 6 showings scheduled for the next day and more showings scheduled for the day after that. He updated us with feedback after each showing. To our surprise, we had a cash offer 48 hours after the listing went live! Michael walked us through our options and provided his advice. We countered the offer and received our listing price, which ended up being more than the appraisal later valued the condo!

Working with Michael Collins to sell my mother’s house after her sudden death turned out to be one of the best decisions I’ve made in a long time. There was so much uncertainty in my life, and with the unstable real estate market, I needed a realtor who would be able to guide my sister and me through the difficult process of selling the home we grew up in. Michael was the perfect realtor for us. He was patient, responsive, and reliable. Michael was available by phone and email all the time, and he always made me feel as if the sale of my mother’s home was the most important job he had.

Early last year my mother passed away and left a condominium in Century City which she had owned for over 35 years. Needless to say the unit was somewhat outdated and would require substantial upgrades to make it competitive in the existing market. I spoke with several agents who indicated that if I wanted to sell the unit at other than a “fire sale” price we would have to do major renovations. Most of these agents showed no real imagination in finding a practical solution. At a dinner with a long time friend I mentioned my dilemma and he told me about Michael, who had recently represented him in the purchase of a new home. He told me that Michael was creative, hardworking and most importantly honest.
I subsequently met with Michael at the condo. He explained that the condo market was quite week and that the Century City area was particularly challenged because of the number of units being offered. Michael explained that many of the condos in our and adjacent buildings had been taken over by the banks who were anxious to sell them putting pressure on prices. In addition he explained that many of the units being offered had recently been renovated which put our unit at somewhat at a disadvantage. After explaining the realities of the market he explained that our unit had certain advantages to some potential buyers and that our situation was not that bleak. He suggested that we do no major renovations since he did not think that the cost would necessarily bring a price that would justify the expenditure. Rather his recommendation was to clean , paint and re-carpet the unit which we did at a very nominal cost. His reason was that doing this simple work would highlight the positive features of the unit so that potential buyers could see its potential.
The unit was put on the market in the middle of August, 2009. Michael had a clear marketing plan. Since the unit was on a lower floor he felt that this was often a plus for elder persons who did not like heights because of fears and inconvenience in the event of elevator failures and he targeted this group as well as the larger population. At the outset he said that it would be challenging but he felt that he could sell the unit at a fair price to us. During the process Michael on his own kept us upraised of what was happening both positive and negative.
Sometime in September he found a couple who were renting in the building that showed promising interest but were not prepared to make an offer. In the ensuing months he continued to have multiple showings but all the while remaining in contact with this couple. Finally in November they made an offer and after some back and forth Michael was able to obtaining a price that we felt was more than fair. Most importantly, Michael was very careful to have very detailed disclosures so that the buyers inspections turned up no unknown conditions which resulted in no purchase price adjustments. The sale closed in the middle of December, about four months after being listed. During the escrow period Michael and his staff took care of all of the details and the process went seamlessly.
I found Michael to be a very bright, creative and hard working broker who was always straight forward in his dealings. He is a person of excellent character and great integrity who reflects favorably on his profession.

A few months ago, we decided to enter the housing market. We thought it would be a long stressful process, but thanks to Michael, the whole process went like clockwork. My husband, Dan, and I decided to sell our condo at the absolute bottom of the market because, we thought, this will be fun. No seriously, we had found our dream home to start a family in – and it was time to move out of the condo life. Dan had previously worked with Michael many years ago, so we engaged both Daniel and Michael to sell our condo. While we didn’t secure the price we wanted we both felt lucky to walk away in decent shape during a dramatic market downturn. They make a great team, and the sale was solidly executed. They do a grand job at communication with their clients, always responsive to an email or call.
